What is the average budget that you work with?
Like any renovation or house alteration, it depends on the defined scope of work that will help you achieve what you’re after.
For example, for clients who engage me for new builds the scope extends across all phases, from design to project management to overseeing builders and tradespeople. For smaller projects, such as the work I do with the disability sector, the scope of work may only include some small modifications and minimal management of tradespeople.
End-to-end budgets typically range from $5,000 for small modifications, through to around $1.5M for new builds.
What does end-to-end mean?
All desired costs have been factored in; from architectural design through to considerations such as build, interior fit-out and landscaping.
How long does a project take?
Again, this depends on the scope of the build, if there are any complications, and the pace that clients want to work at.
For smaller tweaks comprising of design, documentation and construction, I’d recommend working to a 2-3 month timeframe. Renovations often fall around 12 months in duration, and for new builds, I’d suggest anywhere from 12-24 months.
Do I need a council permit to renovate?
Each home or space is different. Fortunately, there’s a lot that can be done through ResCode, where we work with a private certifier to sign-off building works. For more complicated projects, a Development Application needs to be acquired from your local council in order to commence building or renovations.
